• Q: At what point do I contact Serve-U-Settlement for closing?
  • A: You can call us as soon as you have a signed agreement of sale by all parties, and let our office know you would like to use us. You can also let your real estate agent or loan officer contact us.
  • Q: What are the typical closing costs?
  • A: Our fees that we charge are state mandated, we do not determine the fees we charge. The only fee our office charges a buyer is for Title Insurance, any endorsements per the lender, and a Closing Protection letter, also per lender request.

    There are other standard closing fees and they are estimated as follows:
    • Transfer tax – typically 1% of the purchase price
    • Deed recording fee – 42.00+
    • Mortgage recording fee – 72.00+/-
    • Proration of Real Estate Taxes – This depends on the settlement date and the amount of each property’s taxes for the year.
    • Any loan fees if a lender is involved
  • Q: What is the turnaround time for a closing?
  • A: We typically work on a 2 week time frame.
  • Q: What can I expect at closing?
  • A: Closing usually takes no more than an hour. You will need to bring a state ID card with photo or Driver’s License. We will only accept a cashier’s check for payment over $10,000.00 for funds due at closing, the check will need to be made payable to Serve-U-Settlement.
